Pet Application & Approval Process

DISCOVER OUR PET-FRIENDLY RENTAL SOLUTIONS

We are pleased to work with any qualified applicant that has a mature, well behaved, non-aggressive breed dog. Most of our properties are pet-friendly and this information will be listed in the ad for each house. These terms are largely based on the comfort level of the property owner and the restrictions they decide for a pet to be considered. Some smaller properties are suitable for residents with a cat, while other properties may not allow cats due to allergy issues of the property owner.

If your pet is over one year old, and of a non-aggressive breed, we may have a property that might work for you! Pets under one year of age will not be considered and breeding of any pets is not allowed on our properties.

At Royal Palm, we require every pet to go through our professional screening process. The fee for this is $20.00 for the first pet profile and $15.00 for each additional pet in your profile. These application fees are paid directly to our 3rd party vendor conducting the pet screening. This screening is part of our application process and any house application received that lists a pet(s) must complete this in order to move forward with the rental application.

Our pet fees are based on a sliding scale. $350 in the minimum score for a 5 paw rating. 4 paw rating $400 3 paw rating $450 and anything under 3 paws is $600. She will either deny or confirm a pet fee amount. The fee for any pet that scores under 3 paws can be $600 + depending on the reasons for the score.

A welcoming and safe environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies (No Pet and Animal Policy / Pet Policy / Animal Policy) we require EVERYONE to complete a third-party screening and review process. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. Breeds Considered Aggressive

Sadly, we are unable to rent to breeds that are commonly labeled as "aggressive" by the insurance companies. We cannot rent to mixes of these breeds. If you have a mixed breed dog, and not sure what the cross is, but he/she really looks like a pit bull, we will err on the side of caution and deny the pet.

It is the sole obligation of the applicant to get their pet approved prior to submitting the rental application, please be prepared to submit a photo along with your request for approval. Non-qualifying pets may result in denial of rental application.

Consideration to Approve

The overall strength of your qualifications weighs heavily on the consideration to approve your pet, as does the age, weight and breed of the pet. The pet application must be completed. All approved pets are subject to a $25.00 pet acceptance fee, per pet. At Royal Palm, we conduct at least one pet inspection on pet approved units per year and the fee is $125.00 per inspection due on the tenant ledger when pet inspection is completed.

Service Animals

We always accept service animals with proper documentation. Service animals are not subject to additional deposit, pet acceptance fee, or pet inspection fee. Once your application is approved we will provide the request for reasonable accommodation request and verification of disability and need.
